How HGTV is Affecting the Real Estate Industry (HGTV vs. Reality)

There’s no question that HGTV has affected the real estate industry! Shows such as Fixer Upper, Rehab Addict, Love it or List it, and so on, have started to change expectations of buyers and over the last few years, I have seen it happen right here in the Twin Cities area. Here are the top two things that I remind buyers of when looking for a new home:

The HGTV Rehab Timeline isn’t Reality

As a buyer, you have to remember that the shows on HGTV are condensing a lengthy remodel process into one 30-45 minute episode. The reality is that the process of rehabbing a home is a lengthy process which involves very mindful decisions along the way. A real estate agent can help you find homes which have the greatest amount of potential so that you can truly turn them into your own.

Rehab Homes aren’t Flooding the Market

There are homes on the market that may check off many of your boxes, but just because it doesn’t check off all of the boxes doesn’t mean it’s not a great fit for you. Nor does it mean that there’s a wide range of move-in-ready options on the market. I watch HGTV when I get home, so I completely get home it could be easy to look at a hundred houses looking for the perfect move-in-ready home. And if you are able to find one, you’ll also be paying a premium for it.

My last piece of advice would be to enter the market with an open mind. List out all of your absolute must-have’s such as location, number of bedrooms, number of bathrooms, etc. and be open to different options as you start your home search.
